Winterization of your Park Model

Winter Use of your Park Model

 

The following tips can also be applied to park model trailers in order to help insure your water lines do not freeze during winter use of your park model.  When winterizing your Park Model you need to make sure that all your water lines in and out of the rig are kept warm.  We do this by doing two major steps. Skirting the Park Model, and winterizing the water line coming into the Park Model.    Skirting helps keep the under belly of your park model nice and warm on those cold winter nights.  This is done for you by Chemainus Garden Holiday Resort as part our package for joining us at Chemainus Garden.   You may wish to add 2” of Styrofoam insulation to the inside of the park model for additional warmth. This can be installed by Chemainus Garden Holiday Resort for an additional cost.

Next you need to winterize your water line running from the spicket into the Park Model.  We recommend that you purchase heat tape, and run it the length of our hose from the intake on the Park Model, all the way to the spicket and then down the spiket into the ground.  We then recommend you apply grey foam tube insulation over the heat tape and the hose, and then wrap electrical tape around all of that to keep it together. Next we recommend insulation be wrapped around the spicket coming out of the ground, and then place a bucket over that. This helps to keep the spicket nice and warm and help the heat tape work more effectively. This can be installed by Chemainus Garden Holiday Resort for an additional cost.

Winterization of your Park Model:

 

The following are some tips can be applied for those that do not wish to use their park model during extended winter months.         

 

§  Turn off the wall switch for the hot water heater, and then turn the breaker off (just to be sure). Burnt out water heater elements are not covered by warranty

§  Drain the hot water tank. Open the pressure relief valve to allow air to enter as the water drains.

§  Open the low point drains, which are usually located beside the city water hook-up. Once all of the water is drained, replace the plugs.

§  Shut the toilet valve off and flush all of the water out of the toilet tank.

§  Open the toilet valve and allow some antifreeze to push through the toilet float. Turn off the toilet valve. Pour a gallon of antifreeze into the toilet tank and flush the toilet to allow the antifreeze to enter the toilet bowl and horn.

§  If you have a washing machine, turn the dial on the washer unit to any cycle and the temperature selector to warm. Press the "on" button and wait until the pink liquid begins to run into the washer then turn the washer off. Advance the program selector to spin, turn the power back on and allow the drum to spin for 30 seconds. Then turn the power off.

§  Pour a cup of antifreeze down each sink P-trap and tub/shower.
